The problem

Investing in Montenegrin land used to be a lottery. Developers and investors kept finding that a parcel that looked perfect on paper carried old encumbrances, court disputes, or strict building restrictions buried deep in cadastral records. Collecting that information manually from different agencies took weeks, and mistakes could cost millions of euros. We hit this chaos ourselves and realised the market urgently needed a digital answer — a tool that gives an instant verdict on any question about a parcel.

What we built

We built a system that puts legal and urban-planning cleanliness front and centre. Encumbrance and zoning overlays on top of the cadastral grid, a daily sync with state databases, and a developer showcase for upcoming projects — all on a single map.

Deep analytics layers

Beyond borders, MD Maps overlays zoning and building parameters from current PUP/DUP plans. The key part: the system highlights restrictions and encumbrances. An investor instantly sees court injunctions, mortgages, or specific zones (such as protected areas) where construction is forbidden or limited.

Outcome

We built an infrastructure that became a useful tool for developers, investors, and government agencies. MD Maps removed the uncertainty from land deals. Today it is the most detailed and current private geodata source in Montenegro — one we trust ourselves and one market leaders pick.
