The problem

Montenegro's long-term rental market looked like the Wild West for years: verbal agreements, cash payments without receipts, total uncertainty about returning deposits. We watched owners lose track of maintenance costs, and tenants feel exposed without proper contracts. The market was missing a tool that would bring financial discipline and legal transparency.

What we built

MD Rent is a SaaS for the full rental lifecycle. Three roles with separate interfaces, legal verification of every contract, automated financial tracking, and notifications that never let a payment or end-of-term slip. No more WhatsApp threads with photographed bills — only transparent bookkeeping with an audit log on every operation.

Rental stops being a headache — it becomes a predictable business.

Three roles, three workspaces

Separate dashboards for every party in the deal. Owners see portfolio yield and per-unit expenses in real time. Tenants see payment history, deposit balance, and can file a service request in one click. The manager runs the whole portfolio from a single automation panel with overdue and scheduled-work alerts.

Unlike aggregators, every listing on MD Rent is verified by licensed MD Realty agents: owner check, document review, alignment of advertised condition with reality. We digitised the contract process in two languages — Russian and English — with residency-address registration support (boravok / MUP) and end-to-end deal handling.

Financial accounting with zero leaks

The system maintains a ledger of every transaction: rent accrual, partial payments, deposit holds, owner payouts, utility and service expenses. Properties can carry add-on services — cleaning, transfers, internet upgrades — with one-time and recurring billing handled cleanly. Not a cent gets lost in chats.

    Strict data isolation between owners, units, and management companies at the database level. One deployment serves multiple organisations with zero row-level leakage between landlords.

  • Financial Ledger

    Double-entry bookkeeping for every operation: rent, deposit, utilities, payouts, services. The system knows the tenant balance, deposit remainder, and owner net balance on any date, with an audit log on every change.

  • Task & Notification Engine

    A scheduler watches payment dates, contract end-of-term, and planned maintenance. Alerts reach owner, tenant, and manager at the right moment — no one learns about a missed payment after the fact.

  • Verified Listings Pipeline

    MD Rent units publish to mdrealty.me with a Verified badge and a clear description of what's included: representation, contract, MUP support. The unit syncs between MD Rent and MD Realty in real time, with no manual duplication.
